The minimum notice period to end a fixed term tenancy agreement is 28 days, providing it is in writing and the end date on the notice cannot be before the end date of the fixed term agreement.
Ending a lease early is called a break lease. You are still required to give 28 days’ notice in writing but you will also be responsible for the property and must still pay rent up until the property is re let. You will also incur a prorata break lease fee. This is calculated by the following method:
Rent per week x term of lease x days remaining on fixed term agreement + 10% GST
Providing your agent and owner are happy with the way you have left the property, once the bond form is signed and sent off to the RTBA it takes between 3 and 5 Business Days to be refunded.
